A roofer for Salt Lake City’s older homes

Salt Lake City has some of the most characterful and oldest housing stock on the Wasatch Front, and older homes mean older roofs. Soleo Home works the Salt Lake Valley regularly, replacing roofs from the historic neighborhoods near downtown to the bench homes below the foothills. We focus on full roof replacement, storm and insurance restoration, and solar detach and reset, and we bring the same honest standard to a century-old home in the Avenues as to a mid-century rambler on the east bench.

Two things set Salt Lake City apart for a roofer: the age of the homes, and a set of city roofing rules that are more specific than most. We know both well.

Salt Lake City’s roofing rules are specific

Salt Lake City Building Services runs a more detailed re-roof process than many Utah cities, and it exists to protect older structures. The city uses a re-roofing questionnaire and permit process that evaluates the roof’s loading and existing condition, because many of its homes were built long before current codes. Just as important, the city limits asphalt shingle roofs to two layers, which means if you already have two layers up there, a third is not allowed and a full tear-off is required. For a lot of older Salt Lake homes carrying decades of patched-over roofing, that makes a complete tear-off the only compliant path, which is exactly the work we specialize in. We handle the questionnaire, pull the permit, and schedule the inspection as part of your project.

Snow, bench exposure, and historic rooflines

Salt Lake City’s valley floor carries a design ground snow load of roughly 28 pounds per square foot, and that climbs as you move up toward the foothills and the East Bench. Heavy snow and freeze-thaw cycling drive ice dams at the eaves, which is why Utah’s statewide 2021 International Residential Code requires a self-adhering ice-and-water barrier there, and we install it on every replacement. The city’s older rooflines add their own challenge: steeper pitches, complex gables and dormers, and dated flashing details that need careful hands during a tear-off. We assess each home individually rather than applying a single template.

The Salt Lake City neighborhoods we serve

We work across the city. In the historic north end, that includes the Avenues, Capitol Hill, and Federal Heights, where century-old homes carry some of the most intricate rooflines in the state. Through the central and east neighborhoods, we cover Sugar House, Yalecrest, and the East Bench below the foothills. On the west side, we serve Rose Park, Glendale, and the surrounding communities. Each part of the city brings a different kind of roof, and we match the system and the shingle to the home. An honest free roof inspection is where that starts.

Storm damage and insurance claims in Salt Lake City

When hail or a windstorm moves across the Salt Lake Valley, much of the roof damage is invisible from the street. We inspect for free, document what we find with photos, and if there is a claim, our insurance and storm restoration team works it with you from the adjuster meeting to the final payment, holding the price to the insurance-approved amount with no upcharge. On an older Salt Lake home, a claim often reveals that current code requires upgrades the original roof never had, and we document those so the new roof is built to today’s standard.

Our roof replacement process in Salt Lake City

Every Salt Lake City replacement follows the same clear steps:

  1. Free inspection, with an honest read on repair versus replacement and how many layers are already up there.
  2. Documentation of the roof’s condition with photos, which supports an insurance claim.
  3. Questionnaire and permit, which we complete and pull through Salt Lake City Building Services.
  4. Installation, a clean tear-off and rebuild, with any damaged decking replaced and the site cleaned daily.
  5. Final walkthrough, where we review the finished roof with you and confirm the city inspection is closed out.

Financing a Salt Lake City roof replacement

A roof is a major expense, especially on a larger or more complex historic home. If you are paying out of pocket rather than through a claim, we offer 0% financing for 24 months, so a new roof fits a monthly payment instead of a single bill. When insurance is covering a storm replacement, financing can help with your deductible. We explain the options plainly, with no pressure.

Why Salt Lake City homeowners choose Soleo Home

Plenty of roofing crews pass through the Salt Lake Valley chasing storms, sign fast, and leave. Soleo Home is a local, owner-run Utah company that works the valley regularly and stands behind its roofs. We are also a whole-home company with roots in solar, so once we have earned your trust on the roof, we can take care of gutters, siding, solar, and more as one ongoing relationship. See everything we cover on our service areas page, and read about our work up in Layton and Ogden.

Salt Lake City roofing questions

Can I add a new layer of shingles over my old Salt Lake City roof?

Only up to two layers total. Salt Lake City limits asphalt shingle roofs to two layers, so if you already have two, a full tear-off is required. We do not recommend layovers in any case, since they hide deck problems, but on many older Salt Lake homes a tear-off is also the only compliant option.

Why does Salt Lake City require a re-roof questionnaire?

The city uses it to evaluate the roof’s loading and existing condition, which matters because so many Salt Lake homes predate current codes. We complete the questionnaire and handle the permit for you.

Do you work on historic homes in the Avenues?

Yes. Older homes with steep pitches and complex rooflines are some of our favorite work. We assess each one individually and rebuild the flashing and system properly rather than cutting corners.

Do you serve the Salt Lake Valley from Pleasant Grove?

Yes. We work the Salt Lake market regularly as part of our coverage across the Wasatch Front. Replacing roofs here is a normal part of what we do.

Do you repair roofs or only replace them?

We focus on full replacement, which gives the most durable result and is often the compliant path on an older Salt Lake home. If a targeted repair is genuinely the right call, we will tell you honestly during a free inspection.
